Results from Rooms
Measured quantities and material lists for rooms can only be stored in the floor plan. The selection must be set to 'all rooms' for this purpose.
Measured values of the room in the building data
Measurement area Room geometry
The measurement area Room geometry includes geometries of the room that can be captured directly. It can be used for invoicing or when no other regulations exist or are available. In regions where the Residential Space Ordinance or DIN 277 cannot be applied, the values can serve as a basis for calculation according to regional regulations.
The measured values are split according to the entry 'Execution for measurement'.
[Floor area, true floor area]{.underline}
is the floor area of the room
including all door and window recesses
minus the floor areas of all claddings
minus chimney and wall islands (floor) that are larger than the reduced minimum deduction area (according to VOB = 0.5 m²). For the 'true floor area', all chimney and wall islands are deducted.
minus ceiling openings (floor) that are larger than the reduced minimum deduction area (according to VOB = 0.5 m²). For the 'true floor area', all ceiling openings are deducted.
[Wall area, true wall area]{.underline}
are the vertical contact areas of all walls with the body of the 'Room geometry - room volume'.
minus window and door openings that are larger than the minimum deduction area (according to VOB = 2.5 m²). For the 'true wall area', all window and door openings are deducted.
[Underside of ceiling, true underside of ceiling]{.underline}
are the horizontal contact areas of all lowest ceiling layers with the body of the 'Room geometry - room volume'.
minus all contact areas of lowest ceiling layers with claddings
minus chimney and wall islands (ceiling) that are larger than the minimum deduction area (according to VOB = 2.5 m²). For the 'true underside of ceiling', all chimney and wall islands are deducted.
minus ceiling openings (ceiling) that are larger than the minimum deduction area (according to VOB = 2.5 m²). For the 'true underside of ceiling', all ceiling openings are deducted.
[Underside of roof, true underside of roof]{.underline}
are the contact areas of all lowest roof layers with the body of the 'Room geometry - room volume'.
minus all contact areas of lowest roof layers with claddings
minus chimney and wall islands (roof) that are larger than the minimum deduction area (according to VOB = 2.5 m²). For the 'true underside of roof', all chimney and wall islands are deducted.
minus roof openings (chimneys, roof windows) that are larger than the minimum deduction area (according to VOB = 2.5 m²). For the 'true underside of roof', all roof openings are deducted.
[Room volume]{.underline}
the floor area of the room including the floor areas of claddings but excluding door and window recesses is extruded upward to the limiting lowest ceiling and roof layers.
minus all volumes of claddings. The space above claddings is therefore included in the room volume.
The space within door and window recesses is not included in the room volume. (The reason here was the equal treatment of floor-to-ceiling window recesses and other windows.)
Measurement area Measurement surfaces, measurement lines
In this measurement area, the measured values of the measurement surfaces and measurement lines are recorded.
In these measurement areas, the 'executions' are generated from the identification numbers assigned to the individual areas.
[Measurement surface, true measurement surface]{.underline}
The measured values are determined in the same way as the corresponding measured values in the measurement area 'Room geometry'.
For the 'floor covering', the reduced minimum deduction area according to VOB (= 0.5 m²) is applied as for the floor area; in the other measurement surfaces the minimum deduction area according to VOB (= 2.5 m²) applies.
When covering wall surfaces, a distinction is made between exterior and interior walls. Within a wall, areas up to a certain height and above it can be distinguished. If, for example, a window opening lies in both areas, it is divided by height. For comparison with the minimum deduction area, only the proportional area of the opening is then considered.
[Length, true length]{.underline}
For the area 'edge of floor covering at wall', only the edges of the floor covering at the longitudinal edges of the walls are counted.
For the length, interruptions by door and window openings (floor-to-ceiling) are deducted if they are longer than the minimum deduction length according to VOB (= 1.0 m). For the 'true length', all interruptions are deducted.
Measurement area Residential Space Ordinance (WoFlV)
In this measurement area, the living area is determined according to the Residential Space Ordinance.
In the measurement areas, the 'executions' are formed from the designation 'Classification according to WoFlV' of the rooms and the clear height of the area.
The following executions exist: Living area 0.0 - 1.0 m (0%) Living area 1.0 - 2.0 m (50%) Living area >= 2.0 m (100%) unheated, fully enclosed 50% not fully enclosed 50% not fully enclosed 25%
The areas of a room that have different clear heights are therefore written as separate lines into data blocks of the same measured value but different execution. According to the formula for primitive decomposition, a factor corresponding to the percentage is prefixed.
Example: Formula for 'Living area 1.0 - 2.0 m (50%)': (0.5 * ((2.0*3.0)+(3.0*1.5)))
[Floor area]{.underline}
is the floor area of the room
minus all door recesses
minus all window recesses that are not deeper than 0.13 m
minus floor areas of claddings that protrude more than 1.5 m above the lower edge of the room (floor) and whose floor areas are larger than the minimum deduction area according to WoFlV (= 0.1 m²).
minus chimney and wall islands (floor) that are larger than the minimum deduction area according to WoFlV (= 0.1 m²).
minus ceiling openings (floor) that are larger than the minimum deduction area according to WoFlV (= 0.1 m²).
Measurement area DIN 277 NGF (net floor area), NRI (net room volume)
In this measurement area, the measured values NGF (net floor area) and NRI (net room volume) are determined according to DIN 277.
NGF and NRI must be listed separately for specific room areas. These are:
Classification according to DIN 277: NF1 to NF7, TF: usable areas or technical function areas.
Enclosure according to DIN 277: areas a), b) or c)
Areas of equal clear height: In the older version of the DIN, a distinction was made between areas under 1.5 m and over 1.5 m. This regulation has been removed and a distinction must be made according to different clear heights. This vague formulation has been criticized from various sides, but it is the current standard. The following approach was implemented: Areas of equal clear height are grouped together with an indication of that height, e.g. 2.48 m. In the roof area, areas with the same height interval are grouped together, e.g. 0.80 - 2.48 m.
In the measurement areas, the 'executions' are then formed from these criteria:
Designation 'Classification according to DIN 277 /
+ Enclosure according to DIN 277 /
+ Height range of the rooms
Examples:
Living, stay (NF 1) / a) covered, fully enclosed / 2.52 m
Living, stay (NF 1) / a) covered, fully enclosed / 0.86 - 2.52 m
[NGF (net floor area)]{.underline}
is the floor area of the room
without door and window recesses
minus the floor areas of all claddings
minus all chimney and wall islands.
including all ceiling openings (floor); these are not deducted, as they are treated as filled with stairs.
[NRI (net room volume)]{.underline}
the net floor area of the room is extruded upward to the limiting lowest ceiling and roof layers.
The space above claddings is not included in the room volume.
The space within door and window recesses is not included in the room volume.
Rooms of area c) are extruded up to the lowest enclosing 'wall'.
Measurement area DIN 277 GFA (gross floor area), GRI (gross room volume)
This measurement area has not yet been implemented, as the analyses are completely different from those of the rooms. Often these values, however, can be determined relatively easily manually.
Representations and information in the graphic
Room information
Using the function '5 - 5 Room information' the room number, room name, room group, living area according to WoFlV and the true floor area can be displayed. If the corresponding switches are set there, this information is continuously displayed on the screen and on the plan. The 'true floor area' is shown in parentheses.
Fills, hatching
On the screen and in plans, rooms can be displayed filled or hatched. For this purpose, the 'Room geometry - true floor area' is used.
Level lines, 1- and 2-meter line
On the screen and in the plan, the 1- and 2-meter lines according to the Residential Space Ordinance can be displayed optionally. These are shown as dashed lines.
